Storm Damage Roof Repair vs. Roof Replacement: Making the Right Call

When Mother Nature unleashes her fury in the form of a storm, it can leave your Georgia roof severely damaged.

As a roofer with many years of experience, I’ve seen my fair share of storm damage, and I understand the tough decisions that homeowners need to make in the aftermath of a storm.

The topic that I will cover today is the difference between roof repairs and roof replacements. After a storm, should you opt for storm damage roof repair or go all-in with a complete roof replacement? In this blog post, we will talk about the critical factors to consider when making the right choice.

What Is A Roof Repair?

Your roof is constantly affected by weather conditions like sunlight, rain, and wind on a daily basis. Sometimes, the weather gets worse, and damage is bound to show up. To ensure that this damage doesn’t hinder your roof’s performance, it is essential that you repair your roof.

Roof repair is like giving your roof a tune-up when it’s not working quite right. It’s fixing specific problems to keep your roof doing its job, which is to keep your home dry and cozy.

  • Prompt roof repair can improve the lifespan of your roof
  • They keep you prepared for the next storm
  • Roof storm damage repair in Georgia is not as expensive as a complete replacement

When Should You Repair Your Roof?

Here are some situations when roof storm damage repair is the right thing to do:

  • When the problem is not as severe and is restricted to a specific area such as a few missing shingles
  • When you are on a strict budget
  • If you are planning to move and put your house on the market

What Is A Roof Replacement?

Repairs can keep your roof in good condition to a large extent, but you should know that there are some cases when you just need to replace the entire roofing system, which is what is known as a roof replacement.

Replacing a roof means taking off the old, worn-out roofing materials and putting on new ones to make sure your house stays dry and safe.

When Should You Replace Your Roof?

Here are the circumstances when a full replacement is essential

  • When the extent of damage is severe, and the storm has taken a big toll on your roof, you have no choice but to replace your roofing system
  • If you have noticed that there are structural issues with your roof

Important Note: Whether you need to repair or replace your roof, it is crucial that you get a proper roof inspection from a professional contractor. A roof inspector with ample experience can tell you which path is the right one forward.

Signs You Need To Repair Or Replace Your Roof

The first step in determining whether your roof needs repair or replacement is to assess the extent of the damage. Here are some key signs to look for:

Missing Shingles

Let’s start with missing shingles. Since asphalt shingles are the most common roofing material, missing shingles is the most common roofing problem. Strong winds and heavy rain can cause the adhesive on your shingles to lose its grip, allowing them to be blown off or lifted.

A couple of missing shingles calls for repair, but if your roof has lost a significant number of shingles due to the storm, it may be time to consider a replacement. Missing shingles can compromise your roof’s integrity and lead to further issues down the line.

2. Leaks and Water Damage

Check your attic and ceilings for signs of water leaks. If you notice water stains, mold growth, or sagging areas, it’s a clear indication that your roof needs immediate attention. A small leak can be patched. However, more than one leak can cause a problem, and in such cases, a roof replacement may be necessary to prevent further structural damage.

3. Damaged Flashing and Ventilation

Inspect your roof’s flashing and ventilation system. Storms can damage these essential components, causing leaks and reduced energy efficiency. Repairing these elements often suffices, but if the damage is extensive, replacement may be the better option.

4. Curled And Buckling Shingles

This is indeed one of the signs that may indicate the need for storm damage roof repair. When shingles on your roof start to curl or buckle, it’s often a sign of underlying issues, such as moisture damage or improper installation. These damaged shingles can compromise your roof’s integrity and lead to leaks if not addressed promptly.

5. Your Roof Is Aging

This sign leans heavily towards a roof replacement. All roofing materials have a lifespan. For example, asphalt shingles last around 15 to 25 years, while metal roofs can last for more than 50. As your roof starts to reach the end of its average lifespan, it may start deteriorating, signaling the need for you to start planning a roof replacement.

If you can’t remember the last time your roof was replaced, or you’ve had your home for an extensive amount of time, it’s best to get an inspection to check the age of your roof, and if a replacement will be necessary soon.

Repair vs. Replacement: Cost Considerations

Your budget is one of the most critical factors that will help you decide whether you should go for a complete roof replacement or just a few roof repairs. A roof replacement is obviously a more expensive project, but it’s essential to weigh the long-term benefits against the initial cost.

Roof repairs are not as expensive as a complete roof replacement. So, this makes roof repair a more suitable option if you are currently on a tighter budget. However, keep in mind that repairs may only provide a temporary solution, and if you find yourself making frequent repairs, you’re better off getting a replacement.

Important: Insurance Coverage

Both roof storm damage repair and replacement can burn a hole in your pocket. This is why, before you make any decisions, you need to review your homeowner’s insurance policy.

Depending on your policy’s terms, the insurance company may partially, or fully, cover the storm damage repair or replacement. Be sure to document the damage thoroughly and consult your insurance provider promptly.
